Every job starts with something a homeowner spotted. These are the ones Hounslow rings us about, matched to what our surveys tend to find behind them.
Paint peeling or flaking along the fascia
Timber's first distress signal. Paint fails, water gets to bare wood, and the clock starts. At this stage the board is often still sound - a repaint or a single-board replacement is cheap. What you're really being told is 'decide now, while the options are good'.
Gutters pulling away or visibly sagging
Gutter brackets only hold as well as the board they screw into. Sagging along a run usually means the fascia behind has gone soft and the screws are letting go - which is why re-hanging gutters without checking the timber is a repair with a countdown on it.
Birds or wasps going in under the eaves
A gap in a soffit is prime west London real estate - warm, dry, sheltered. Nesting starts within days in spring. Beyond the noise, nests block the airflow your loft needs and soaked nest material holds damp against the timber. The gap wants closing properly, with ventilation kept.
Black mould or dripping condensation in the loft
Often a ventilation problem wearing a disguise. Lofts breathe through the eaves, and when insulation top-ups or capped-over soffits choke that airflow, moist household air condenses on the cold underside of the roof. It looks like a leak; it's actually suffocation. The roofline is where it gets fixed.

Failed timber comes out before anything new goes on. Capping plastic over soft boards - the roofline industry's favourite shortcut - seals moisture against the rafter feet, and we've seen where that story ends. We don't start it.
Ventilation designed in
Every soffit we fit keeps or improves the loft's airflow, with vented profiles or over-fascia vents sized to the roof. Half the borough's condensation problems trace back to rooflines replaced without a thought for breathing.
Gutters re-hung true
New fascia means the gutters come off and go back - so they go back with the fall reset with a level, not just clipped where they came from. It's the free upgrade hiding inside every roofline job done right.
Rafter feet checked while it's open
With the boards off, the rafter ends are visible for the only time in decades. We inspect them as standard and show you photos - almost always fine, occasionally needing a repair that would have been a rebuild if capped over blind.
uPVC or timber, both done properly
Quality uPVC is the low-maintenance default; timber is the right answer on period frontages and conservation streets. We fit both and will price both honestly rather than steering you at the higher-margin one.

Ninety-year-old eaves on every second street
The semi-detached boom that built Heston, Whitton, Cranford and half of outer west London between the wars came with a signature look: hipped roofs, bay windows, and deep timber eaves with painted fascias and soffits. That timber was decent stuff, and with paint every few years it's lasted nine decades. Three questions that sort roofers fast
Ask these of anyone quoting for this work - including us. The firms worth hiring answer them happily; the rest change the subject.
Ask whether the old boards come off
The single question that sorts the roofline trade. Full replacement removes the timber; capping covers it. If the quote is silent on the point, it's a capping quote - and if the timber's already wet, that's money spent making the problem invisible.
Ask how the loft will breathe afterwards
Any firm replacing soffits should name the ventilation provision - vented soffit, over-fascia vent, and how much. 'Same as before' is only a good answer if before was working, and the state of your loft says whether it was.
Ask what board thickness is being quoted
uPVC fascia comes in full-replacement grade and thin capping grade, and quotes rarely volunteer which. Full replacement board carries gutters properly; capping board is a face-lift. The thickness on the quote tells you which job you're buying.
Full replacement versus capping over: the roofline decision
Capping has its place - on sound, dry timber it's a legitimate economy. The trouble is that it's mostly sold where it doesn't belong. Here's the split:

Can you replace just the rotten section rather than the whole roofline?
Yes - if one fascia length has failed and the rest is sound, a sectional repair is a perfectly good job and we quote it as one. The judgement call is the matching: on painted timber a section blends in fine, and on aged uPVC a bright new length shows. We'll tell you what it'll look like before you choose, and photograph the rest of the roofline so you know its state either way.
Do new fascias and soffits need planning permission?
On a normal house, no - roofline renewal is maintenance. The exceptions on our patch are the strong conservation streets: Brentham in Ealing expects original materials and detail, and parts of Old Isleworth, The Butts and Richmond's protected areas can take an interest in visible eaves changes on some properties. If your address is one of them we'll say so at the survey - for the overwhelming majority of Hounslow homes it simply isn't a question.
Birds are nesting in my soffit right now. Can you close it up?
Not while they're nesting - active nests of wild birds are legally protected, and the right sequence is to wait until the brood has flown, then clear, sanitise and close the gap properly with ventilation kept. Why not just repaint the timber instead of replacing it?
If the timber is sound, repainting is a perfectly good answer - it's what kept these eaves alive for ninety years, and on period frontages it keeps the correct look. The deciding test is what's under the old paint: sound timber takes paint and buys another decade; soft timber takes paint and wastes it. We'll probe the boards and tell you which you own. Plenty of our roofline surveys end in a painting recommendation, which surprises people expecting a plastic sales pitch.
How long does a full roofline replacement take?
A typical semi runs two to three days including gutter re-hanging: scaffold up, boards off, rafter feet checked, new boards, vented soffits, gutters back on a reset fall. Weather barely matters since the roof covering stays untouched. You'll have full use of the house throughout - the noise is the only imposition, and we keep the radio arguments to a minimum.
