Ask where the water gets in
Not where it shows - where it enters. Any firm quoting for a leak repair should be able to answer with a location and a photo. 'We'll re-do that whole section' is what tracing sounds like when it hasn't happened.
Ask what the water has already touched
A leak that's run for two winters has wet timber somewhere. A proper quote says what's been affected and whether it needs anything beyond drying out. Silence on this question means nobody looked.
Ask what happens if the fix doesn't hold

How do you actually find where a leak starts?
From both sides. Outside: the covering, flashings, valleys, ridge and junctions, from ladder or scaffold as needed. Inside: the loft or roof void, where water leaves a readable trail - tide marks on timber, rust around nail heads, stained insulation. Where a loft conversion hides the timbers we work from the fault types conversions produce, and in stubborn cases we'll hose-test sections of roof one at a time until the route shows itself. We don't guess, because guessing is what the last repair was.
The ceiling's stained but it seems dry now. Has it fixed itself?
No - it's between showings. West London's low rainfall means weeks can pass between the rain events heavy enough to feed the fault, and the stain dries out in between. The fault is still there, and each wetting takes the timber a bit further. A dry spell is the ideal time to fix it, not a reason to forget it.
Can you repair a leak in a converted loft without wrecking the room?
Almost always. The right way in is from outside - lifting the covering at the suspected entry point rather than cutting the room's plasterboard. Conversion leaks usually sit at dormer junctions and hidden valleys, which are reachable externally. Opening the ceiling is a last resort and we'll tell you before it becomes one.
